How they differ
Cape Coral and Fort Myers face each other across the Caloosahatchee River and share Lee County, its property appraiser, and its school district. Despite that proximity, they were developed on different models and the housing stock reflects it.
Cape Coral was platted as a large-scale canal community, and its defining feature is an extensive network of navigable and freshwater canals with predominantly single-family homes on individual lots. Its land area is very large relative to its built density, and development continues on both waterfront and dry lots.
Fort Myers grew as the county's civic and commercial centre, with a historic downtown river district, older in-town neighbourhoods, and newer suburban development extending south and east. Its housing mix is broader — in-town historic, mid-century, condominium, and newer subdivision product all coexist.
